Due to expansion, we are looking to recruit an experienced Lettings Administrator/Negotiator to join our busy Lettings department - to be based in Cardiff and reporting to our Head of Residential Lettings.

Main Duties/Functions of the role:

  • Acting as front of house both face to face and over the telephone.
  • Dealing with leads and adding applicants to the mailing list.
  • Dealing with clients in a friendly and professional manner.
  • Booking in viewings and valuations.
  • Arranging the marketing of available properties including: photographs, floor plans, EPCs, creating brochures, window cards and external advertising.
  • Handling all aspects of the managed portfolio – dealing with all the property maintenance issues – including renewals of tenancies, ensuring we remain compliant - renewing gas safeties, EPC’s EICR’s, booking Inventories and check outs, mid-term property visits etc.
  • Dealing with deposit returns and disputes.
  • Ensuring Anti-Money laundering policies are adhered to.
  • General office management: - including filing, ordering supplies and presentation of the office and creating lettings files ensuring we have all the relevant tenancy paperwork.
  • Managing the key log.
  • Dealing with offers – negotiating between the parties.
  • Drawing up tenancy agreements.
  • Advising landlords on legislation.
  • Any other duties as reasonably required.

Requirements:

  • Prior experience within a similar Lettings administration/property management role is essential.
  • Ideally ARLA and /or RSW accredited.
  • Be a car owner with a full clean Licence.
  • Excellent communication skills: verbal and written.
  • Strong IT skills.
  • Meticulous attention to detail.
  • A professional and personable disposition.
  • Positive “can do “attitude – willing to go the extra mile to provide excellent customer service.
  • An understanding of the Cardiff lettings market would be beneficial.

Salary Budgets: Salary commensurate to experience.

Hours of Work: Monday to Friday 9.00am – 5.30pm. Alternate Saturdays 9.00am – 5.00pm with weekday off in lieu
