Inheritance Tax
Professional valuations of farms, smallholdings and agricultural land are often required in calculating the probate value of an Estate for inheritance tax purposes. This is particularly important in relation to agricultural property where specific reliefs may be available to the Estate. We are highly skilled and experienced in the preparation of probate valuations on agricultural properties.

Matrimonial Valuations
An expert report prepared by a RICS Chartered Surveyor is often required in assessing the value of the family farm in divorce proceedings.  We fully understand the duties of an expert in these sensitive cases and can provide a full service from provision of the initial report to appearance in court proceedings if required.

Loan Security Valuations
Banks, Building Societies and other lending institutions commonly extend loans (i.e mortgages) on farms and therefore require valuations to ensure that the property offers suitable security. We can provide such valuations to most of the High Street banks and building societies as well as more bespoke lenders. Each lender will have their own specific reporting requirements but please contact our office to speak to a Chartered Surveyor if you would like to discuss the process.

SIPP (Self-Invested Pension Plan) Valuations
It is increasingly common to buy agricultural land to hold in private SIPP’s. During the initial purchase and usually at 3 yearly intervals thereafter, your SIPP provider will require a professional valuation from an RICS Chartered Surveyor. We specialise in the preparation of these valuations.

Bespoke Valuations
