Commercial Property Valuations

We can provide bespoke commercial property valuation reports on shops, offices, industrial units and development land for a range of purposes including the following:

Inheritance Tax Valuations

Professional valuations of commercial properties are often required in calculating the probate value of an estate for inheritance tax purposes. An estate agents opinion should not be relied upon for such an important and official purpose especially since the terms of a lease can usually affect the value considerably. A valuation from a Chartered Surveyor should always be sought.

Matrimonial Valuations
An expert report prepared by a RICS Registered Chartered Surveyor is often required in assessing the value of any commercial properties owned by a couple in divorce proceedings. We fully understand the duties of an expert in these sensitive cases and can provide a full service from provision of the initial report to appearance in court proceedings if required.

SIPP (Self-Invested Pension Plan) Valuations
It is increasingly common to buy commercial investment properties to hold in private SIPP’s. During the initial purchase and usually at 3 yearly intervals thereafter, your SIPP provider will require a professional valuation from an RICS Chartered Surveyor. We specialise in the preparation of these valuations.

Loan Security Valuations
Banks, Building Societies and other lending institutions commonly extend loans (i.e mortgages) on commercial properties and therefore require valuations to ensure that the property offers suitable security. We can provide such valuations to most of the High Street banks and building societies as well as more bespoke lenders. Each lender will have their own specific reporting requirements but please contact our office to speak to a Chartered Surveyor if you would like to discuss the process.

Bespoke Valuations
There may be times when you will require a valuation for a very specific reason. This may be in connection with future tax planning, property investment advice, a property dispute or a host of other reasons. We have a team of highly experienced RICS Registered Chartered Surveyors who will be able to advise and assist you with whatever requirements you may have.
